Excerpt: The Family House in Prague-Modřany by mar.s architects is uniquely positioned to balance privacy with its surroundings while optimizing garden views. The residence presents a simple volumetric design: a minimalist structure with an open ground floor featuring light concrete overhangs that frame a semi-enclosed atrium. From this base, a smaller vertical volume rises, housing the bedrooms.

[Text as submitted by architect] The family house is located in a development of new family and smaller apartment buildings on the outskirts of Prague. The plot is relatively small, and the orientation towards the cardinal directions is also specific—the street line faces south. Another key consideration was the fact that the clients are, you could say, from the industry—design runs in their veins.

The atypical placement of the house on the plot was therefore influenced by its orientation and the need to maintain privacy while maximizing the connection with its surroundings, particularly the views into the garden. In terms of volume, the house is a simple structure with an open ground floor—light concrete overhangs oriented towards a semi-enclosed atrium, from which a smaller vertical mass housing the bedrooms emerges.

The plot slopes towards its northern boundary, where the entrance to the basement of the house is located. The ground floor is highly transparent internally while being closed off from the less attractive external views. The interior flows freely, connecting the various functions. All three levels (basement, ground floor, and first floor) are interwoven throughout the design.
