Nikoloz Lekveishvili
As a graduate from Politecnico di Milano in 2015, he places heavy emphasis on the intersection of research and experimental design, viewing architecture as a medium for atmospheric and lifestyle innovation. He has extensive international experience, having collaborated with firms across Italy, Turkey, and India, including projects with Stefano Boeri Architetti. In 2016, he founded TIMM Architecture in Milan, later expanding to Tbilisi, where he leads the studio in projects ranging from large-scale urban interventions to minimalist residential design. Nikoloz is also a dedicated academic, serving as a visiting lecturer at the Tbilisi State Academy of Arts and Ilia State University since 2019. He primarily spearheads the firm’s conceptual direction and experimental vision.
Giorgi Pailodge
A graduate of the Tbilisi State Academy of Arts in 2008, she furthered her academic expertise by earning a Master’s degree from the Polytechnic University of Milan, where her research focused on the “Informal Transformation of the Existing City.” She possesses deep experience in investigating the intersection of formal and informal public spaces, particularly in the context of urban gentrification. Since joining TIMM Architecture in 2018, she has been a key figure in the studio’s most prominent work, contributing to projects ranging from historic renovations in Old Tbilisi to modern residential complexes. Her background in both research and award winning urban zoning projects allows her to bridge the gap between heritage preservation and contemporary architectural practice. Nutsa is integral to the development of design strategies and project coordination across all scales.

Our focus remains steadfast on the essential human requirements of security, light, and tactile comfort. We believe that architectural practice serves to generate both cultural and physical value by allowing us to follow our intuition while grounding every decision in clinical logic.
